Good solutions must not only function properly, they must also retain or improve existing conditions. The integration of remedial solutions for the renovation and remodeling of existing buildings has remained the core of our practice for more than 40 years. It presents a particular challenge that new construction does not, and may include special considerations when a building is of historical significance.
As a full-service practice, we are able to provide single-source support for new construction, remodeling, construction defect repairs, and maintenance contracts such as roofing, painting, and paving.
Beginning with a clear definition of needs, we can proceed to provide design, construction documents, bidding services, and construction contract administration. We think your project deserves the highest level of professional standards and quality assurance:

Whether it is water leaks, foundation settlement or other structural issues, wood rot, plumbing, heating, or electrical problems, we investigate and provide counsel to attorneys, homeowners, building managers, and homeowner associations concerning the current condition and future of the property.
Recent cases include condominium complexes in San Francisco, a retirement facility in San Rafael, and private residences in Marin County. In each situation, we systematically investigated the causes and extent of the problems, developed solutions for repair, provided cost estimates, reports, and expert witness testimony. With the attorneys, we participate in mediation for the settlement of claims.
Time and money are the key factors in every project. Planning for both schedules and funding are essential to a successful outcome. That involves determining the scope, time requirements, and costs as a necessary first step, often involving prioritization studies and/or reserves analysis. Preparation of construction documents, Permit applications, bidding, construction inspections, and administration of the construction contract must be coordinated and carried out with diligence. We apply that to single-family residential and commercial projects, however, our specialties remain apartment buildings and condominium complexes.
